Kauai Sales for January 2011 experienced a few highs and a few lows at the same time with homes sales for the first time reaching down to the unbelievable low $200,000 range for a single family home and two of the highest homes sales which have boosted higher end luxury home sales and investors confidence for Kauai up and into the  $7.5M to $8.5M range.

Also there are some great loan program offered for some of the bank owned foreclosed homes and condos available for buyers to purchase a home or condo with as little as 3% down with minimal closing cost needed at closing.

January 2011 Vs. 2010 the number of Island wide home sales decreased by 6.45%, the median sales price increased by 12%
