Although the number of homes sold has increased over this same time period last year, the median sales price for a Kauai home continues to slide. In early 2011, the median sales price was $459,000. In early 2012 it is $425,000.
The number of condo sales has slowed down compared to this time last year. Those that have sold so far this year, however, sold for almost 15 percent more.
Single-family homes in Lihue vary both in style and age and can be purchased in a wide price range. At the lower end you’ll find vintage Kauai homes in the Rice Camp area for as little as $215,000.
Luxury homebuyers also have a large selection of homes from which to choose. If you’re looking for views, you can purchase a cliff house that overlooks Kalapaki Bay for $3,200,000.
In the mid-price range, available homes include a 4-bedroom, 2-bath in Komohana Subdivision, listed at $354,000.
Are you in the market for a Lihue condo? Aside from the aforementioned bargain-priced units at Kauai Beach Resort, you have a number of other choices. Although the median sales price for a Kauai condo increased over 56 percent from 2011 to 2012, there are still bargains available. Plan on spending from $35,000 into the $300,000s for a Lihue condo.
If you’re adventurous and plan on building your Lihue dream house, here’s a quick look at the vacant land situation in the area. Vacant residential land is at rock bottom prices right now, with a median sales price of $261,000, down from $400,000 at this time last year.
