Kawaihau is a wonderful area on the east coast of Kauai
Known as the Coconut Coast, the area of Kawaihau is located on the northeastern side of Kauai. It encompasses an area from Waipouli to Anahola and includes, Kealia, Kapa’a and Wailua. Kawaihau is known primarily for its sugary, sandy beaches which are perfect for water activities like surfing, snorkeling, or just sitting in the sun. A favorite for area families is the Anahola beach area which is a common weekend locale. For surfers, head to Kealia Beach for great waves.
Wailua is a favorite area for hiking, biking and kayaking the only navigable river in all of Hawaii, the Wailua River. Just being in the area makes you realize why this is such a healthy area in terms of the abundant outdoor activities.
In addition to the beautiful Makaleha Mountain and Opaekaa Falls around Kapa’a, the Kawaihau is also home to other natural resources like Opae Kalaole Falls, Puu Ehu Peak, and the Kealia and Moloaa Forest Preserves. These are favorite destinations for full-time residents as well as vacationers.
Real estate in Kawaihau offers something for everyone. Whether you are a real estate investor, buyer looking for a second or vacation home, or a “local” Kauai resident wanting to move to the area, there are an abundance of properties available.
Condominiums are the most prevalent in the town of Kapa’a and have a median price of about $127K. This area caters to vacationers and part time residents with many short term condo rentals available with strong rental histories. Prices range in a huge spectrum from studio, hotel-room style condos at the Islander on the Beach starting at about $65K and going up depending on the view. In Wailua Beach, one bedroom condos at the Plantation Hale Resort in Wailua Beach start at just under $100K while two-bedroom units start in the upper $100’s at the Kawaihau Sports Villas.
As the views and locations improve, the prices go up. The Waipouli Beach Resort offers studio style units starting in the low $200s and two-bedroom units starting just under $400s and climbing to over $1 million. Other updated more stylish condos throughout the area include resorts like Lae Nani with condos starting in the upper $300s and Pono Kai starting in the mid $400s. If true luxury is the choice then the Hale Awapuhi is the way to go with condos priced at $1.9 million.
Single family homes are spread out through the Kawaihau area with homes that need work or are listed as foreclosures or short sales starting at under $200K in the Kapa’a area. For prime, luxury properties, expect to pay over $2 million. In Anahola, Moloaa, Kilauea, and Kealia, single family homes start in the low $500s and climb to over $$5 million. The median home price for the Kawaihau area was $340K in October which was up from $320K in September.
