Kilauea, once the Guava capital of the world, is a small town very close to Hanalei Bay and Princeville on the North Shore of Kauai. This area has some of the most beautiful beaches on the entire island and is a great area for water activities like snorkeling, scuba diving, swimming and sailing. Islanders and visitors enjoy Kalihiwai Beach and Kauapea Beach (aka Secret Beach). Kauapea Beach is accessed via a steep trail and although the waters are rough during the winter months, it is a beautiful beach that is not very well known except by locals.  Kilauea Town is a very historic and charming town with shops and businesses located in old lava rock buildings with lots of character. In addition to the history and charm of Kilauea Town, there are several well know attractions including the Kilauea Lighthouse, Kilauea Point National Wildlife Refuge, Mt. Kilauea Volcano, and the Na a’ina Kai Botanical Gardens.

Additionally, agriculture is very popular in Kilauea with small and medium organic produce farms located around the area. In fact, the locals look forward to the weekly farmers market which showcases the local harvests.

The population of about 2,000 is a diverse population. With the median household income hovering around $60,000, 60% of the homes are owner occupied.  Condominiums are different from other towns in that they are residential condos. These condos are usually not in multi-story buildings but are a minimum of two homes built on a lot zoned for multiple homes which have some common usage of the parcel of land. The residential condos are situated in neighborhoods with single family homes added into the mixture. The median sales price over the last three months was over $1.4 million with the average number of days on the market hitting 288 days.

Kalihiwai River Valley and Kilauea Farms offer residential condos under $1 million for one-bedroom homes.   Other neighborhoods like Anini Vista and Waipake have residential condos that start at just above $1 million and climb into the multi-million dollar ranges for luxury homes with every amenity and the most panoramic views of the Pacific Ocean.  For the most luxurious and affluent residential condos in Kilauea, Kalihiwai Bay showcases homes from $5 million to $9 million.

Single family homes are very prevalent in Kilauea. Several neighborhoods like Maluhia Hale, Seacliff Estates and Kilauea Estates have homes starting under $1 million. Other neighborhoods like Kalihiwai Ridge also have homes that start out under $1 million and climb well into the multi-million dollar ranges. Just as with most any area, the closer the home is to the ocean, the higher the price of the home.

For the affluent, luxury home owner or Kilauea real estate investor, Kilauea is the perfect choice. Surrounded by some of the world’s most beautiful beaches and lush, green mountainous backdrop, it is no wonder people who buy here are sure they live in paradise.
