Welcome to Kapa’a, the nucleus of the eastern side of Kauai. With almost 10,000 residents, Kapa’a is the largest town on the entire island. Islanders and tourists enjoy biking on the paths that stretch along the white-sand coast of Kapa’a. Additionally, heading up to Opaekaa Falls or Makaleha Mountain are activities that everyone enjoys.
With the economic benefits from agriculture and tourism, Kapa’a is poised to make a comeback. Currently there are about 280 homes and condos on the market in Kapa’a real estate. The average number of days on the market for a residential property in Kapa’a is about 300 days, according to Realtor.com, with the median sales price at about $480K over the last three months. But if you can hang on, as the area improves and continues to become a destination in Kauai, so will the housing market improve.

Realtor.com statistics also stated that the median home price mentioned earlier saw an 11% drop over the same time period last year. The range of list prices is wide. If condos are your hot button, small studios and one-bedroom condos can start under the $100K mark at places like Sports Villa. Most of the condos near the water that are ideal for vacation property and investments start in the mid $400s at complexes like Waipouli Resort and Spa.
