The Palms Waikiki was originally planned to be a hotel, but is now a condominium complex that has gained quite a reputation as one of the best in Hawaii. Each of the units have undergone makeovers, and has a classic touch of Hawaii. Many of the units have beautiful views ranging from Fort DeRussy Park to Diamond Head and the Pacific Ocean. Some even have views of the city against the backdrop of majestic mountains. The complex itself lacks parking stalls but they are available for rent. Amenities include a hospitality room, guest parking, a fitness center, swimming pool, and sundeck. The Palms is run and a "condotel," a hybrid of a condominium and hotel. Management asks residents to pay the down payment, which ranges anywhere between 25% to 35%, first. Maintenance costs for the building include electricity, centralized air conditioning, water, and sewer, as well as security features like CCTV surveillance, security guard services and hotel services. Condo unit rentals require a minimum of a 1 day stay.
